We know that oftentimes investment property owners don’t live near the assets they own and that some of those owners choose to manage the properties themselves.
Many of those owners are looking for someone located close to their property to keep an eye on it for them without handing over the keys.
Ultimately, they just want someone who can deal with an emergency, help out with maintenance and maybe handle any issues a tenant may have that can’t be handled over the phone or through email.

Here’s how it works…
BOOTS ON THE GROUND
We call this program a maintenance program but it’s really much more than that and can be tailored to your needs.
1. An Eye On Things
If you’ve owned property long, you know how fast things on-site can change. If you’re located far enough away where you can’t get to the property very often, we can keep an eye on things for you.
Typically, this includes a weekly property walk and a monthly inspection report. We can notify you of any maintenance issues that need to be addressed.
2. Fix The Small Stuff
When we do find things that need to be addressed, we have an in-house maintenance team that can address those issues immediately. No waiting for vendors to respond, get to the site, give you a bid, etc… We can handle it right away.
3. Bid Out The Big Stuff
When there are big items that need bids and someone local to oversee the process and the work, we can coordinate the bids, give advice on the vendors, and even oversee the work if you’d like.
There’s no reason for you to wonder which vendors you should use or to call through the ‘phone book’ trying to find one. We have a huge network of approved vendors we’re happy to share with you.
4. Handle Emergencies
Emergencies happen and when you’re not there to deal with them, nothing good comes of it.
Tenants expect things to be handled and handled quickly and when an emergency arises, we can handle it.
Whether it’s a fire alarm, a roof leak or anything else, we are close enough to make sure your tenants know you’ve got it handled.
5. Tenant Relations
We can be the one who takes all of your maintenance calls and deals with the tenants with regard to maintenance issues so you aren’t getting bothered at 2 a.m. We can also serve notices and perform other local tasks for you when you’re not able.

1. How Much Does It Cost?
Our maintenance services are typically billed out two ways.
First, if we’re hired to be your ‘boots on the ground’, that includes a bi-monthly property walk and report, plus we function as your local arm for delivering notices, coordinating bids and more. This service is billed out at a flat monthly rate.
Second, if you want our maintenance technicians to perform work and fix issues on the property, that service is billed out at a time and material rate.
We can be hired to do either one of the above or a combination of the two.

2. What Type Of Work Do We Do?
Our technicians are skilled in just about every aspect of real estate maintenance. We perform plumbing, light electrical, light framing, finish carpentry, painting, sheetrock repairs and more.
Things we DON’T typically do include…
1. Roof repairs

3. Tenant improvements or major renovations
3. What Areas Do We Cover?
Because this service is meant to help absentee owners save money on their maintenance costs while knowing what’s going on at their property, we have limited our coverage areas to Thurston, Mason, Lewis and Pierce counties at this time.
